The Lot 3 development on Ponsonby Road was a new commercial building incorporating basement carparking, Ground Floor retail/commercial and three levels of office space. The design also included an office annex building separated from the main building by an external courtyard.
Holmes Fire provided a performance based Fire Engineering design to address the requirements of C/VM2 of the New Zealand Building Code. Our team of experienced engineers faced a challenging design head on to help realise the architectural vision of the three office levels being connected via an internal void space linking to the main entry corridor on the Ground Floor, creating an open environment and access bridges across the void.
The construction phase of the project tossed up new challenges and the Holmes fire protection team were able to add significant value by addressing contractor difficulties and providing a clear roadmap for the way forward.
